The Occupancy Cost Attack (OCA) is a service designed by
SiteLink to aggressively reduce real estate portfolio
occupancy costs for client companies by conducting
uncompromising lease renewal negotiations, supported by
comprehensive research and a highly-trained and experienced
negotiating team. The OCA enhances the client companies’
real estate department’s effectiveness and makes outsourced
brokers, if any, more accountable. Fees are based solely
on successfully reducing costs.
The OCA
reverses the upward spiral of intrinsic rent inflation, “rent
creep”, and will instead reduce occupancy costs throughout the
program. Using a model characteristic of a portfolio of
1000 sites averaging 1,850 sq. ft. each, an average current
rental rate of $14.00 per square foot, per year, and an
average legacy lease term of four years; the Site IQ OCA will
reduce monthly rent payments by over 8.5 percent over four
years – more than $4,169,000.00 in savings during that term,
more than $7,000,000.00 in saving over five years, all without
sacrificing the quantity, quality, or size of the client
company’s national foot print.
